Refrigerators: your condenser coils are suffocating

Your refrigerator has condenser coils (usually on the back or underneath) that release heat. In dry climates, dust collects gradually and you can go a year before it matters. In Orlando, moisture turns that dust into a sticky film that coats the coils within months.

When coils can't shed heat, the compressor runs longer and harder. I've measured Orlando fridges running 15 degrees warmer than the dial setting because the coils were caked with grime. Compressor replacement is one of the priciest repairs you can do on a fridge. Cleaning the coils takes ten minutes.

You can stay ahead of this pretty easily:

  • Clean your condenser coils every three to four months with a coil brush (about $10) and a vacuum. In homes with pets, every two months.
  • Leave at least two inches of clearance behind the fridge for airflow. I see a lot of Orlando kitchens where the fridge is jammed into an alcove with zero breathing room.
  • Wipe down your door gaskets with a mild bleach solution monthly. Humidity causes them to grow mold and lose their seal. If the rubber is cracked or warped, replace it before the fridge starts overworking.

Washing machines: mold's favorite breeding ground

Front-load washers have a well-known weakness: the rubber door gasket traps water after every cycle. In a dry climate, that moisture evaporates. In Orlando, it never fully dries. Mold and mildew build up inside the gasket folds, and eventually that musty smell transfers to every load of laundry.

I've peeled back washer gaskets in Orlando homes and found black mold so thick it looked like paint. This also deteriorates the rubber. The gasket gets spongy, loses its seal, and starts leaking. Replacement is a routine laundry repair. Yale Appliance's 2025 averages put laundry jobs around $183 with a typical range of $160-$450 depending on the part and how the machine comes apart. Top-loaders aren't immune either, since the drum stays damp between loads.

The fix is mostly about airflow. After every front-loader cycle, wipe the gasket and leave the door cracked open. Run a cleaning cycle with white vinegar once a month on hot. If your laundry room has no ventilation, a small dehumidifier ($40 or so) can save you hundreds in repairs.

Dryers: sticky lint and longer cycles

Lint behaves differently in humid air. In dry conditions, lint is light and fluffy and moves through the exhaust without much resistance. In our Florida humidity, lint absorbs moisture and becomes tacky. It sticks to the lint trap housing, the exhaust duct, the vent line. Builds up faster and packs down into something almost like felt.

Your dryer's airflow gets restricted way sooner than you'd expect. Longer dry times, more heat cycles, heating element and thermal fuse wearing out faster. I've pulled softball-sized clumps of compressed, damp lint out of vent lines in homes where the owners cleaned the lint screen after every load. The screen only catches part of it.

Have the full vent line cleaned at least once a year, or twice if your run is longer than 15 feet or has multiple elbows. This is a fire safety issue, not just a performance one. Quick test: go outside while the dryer is running and feel for airflow at the exterior vent. If it's weak, your vent needs cleaning before something fails.

Dishwashers: mineral buildup and gasket mold

Orlando's water is hard enough that mineral deposits accumulate on your dishwasher's spray arms and heating element. Humidity makes it worse because the interior never fully dries between cycles, and standing moisture accelerates mineral crystallization on the spray arm nozzles.

When those tiny holes get blocked by calcium, dishes come out with a white film that wasn't there six months ago. Most people assume the dishwasher is dying when the real issue is mineral buildup restricting water flow. The door gasket faces the same mold problem as a front-load washer. I've replaced gaskets less than three years old because mold had eaten through the rubber.

Run an empty cycle with white vinegar monthly to dissolve buildup. Every few months, pull out the spray arms and soak them in vinegar. A toothpick clears clogged nozzles in about five minutes. Crack the door open an inch after the last cycle of the day to let moisture escape.

Ovens and ranges: silent board corrosion

This one surprises people. Ovens seem like they'd be immune to humidity. But the electronic control board sits behind the control panel, exposed to ambient kitchen air. In Orlando's humidity, moisture slowly corrodes the solder joints and traces on that board.

It usually shows up as intermittent problems. The oven works fine for a week, then the display flickers or it throws an error code. Homeowner cycles the breaker, oven works again, everyone forgets about it. Then it starts happening more often. By the time they call us, the board needs replacement, which sits at the upper end of typical cooking-appliance repairs. June through September is when I see the most control board failures.

Use your range hood fan when cooking, not just when something's smoking. It removes moisture along with grease. And if your oven starts showing intermittent error codes, don't wait. Early-stage board corrosion can sometimes be cleaned and sealed. Once the traces are eaten through, the board is done.

Humidity appliance problems in Orlando: seasonal patterns and when to call a tech

Appliance failures here follow a predictable curve. Service calls spike in June when the rainy season kicks in. July and August are our busiest months for humidity-related repairs. Things taper off in October, and winter is relatively calm.

The worst situation is when the AC goes out during a Florida summer. Indoor humidity can hit 80% within a day, and I've seen that damage multiple appliances at once. Most of it is repairable if you catch it early enough. The problem is that most people don't connect these failures to humidity until they're on their second or third breakdown.
