It is 11 in the morning on a Friday, your Orlando kitchen is prepping for the lunch rush, and the cook who went into the walk-in for a case of chicken comes back out with a face you do not want to see. The thermometer on the shelf reads 50 degrees. The unit is running. You can hear it. It just is not cold, and you have a box full of product and a full house on the books.
Take a breath. A walk-in cooler that runs but will not cool usually comes down to one of five problems, and two of them are things you can check yourself in the next ten minutes. But the order matters: product first, diagnosis second. Here is how we walk owners through it on the phone.

The first hour: protect the product
Florida restaurant inspections follow the FDA Food Code, and the number that matters is 41. Cold food has to hold at 41 degrees or below. Once product climbs above that, a clock starts, and food that sits in the danger zone too long has to be thrown out. That is money in the dumpster and a problem if an inspector shows up mid-crisis.
So before anyone starts poking at the compressor, move what you can. Reach-in coolers, the freezer, a competitor's walk-in next door if you are on good terms. Ice down what will tolerate it. Then write down the time and the temperature, and keep logging both every half hour. If you end up filing an insurance claim for lost product, or explaining a gap to an inspector, that log is what saves you.
Two things not to do. Do not keep opening the door to check on it, because every swing dumps cold air you cannot spare. And do not crank the setpoint lower, because if the cooler cannot reach 38, it cannot reach 33 either, and the change just muddies the diagnosis.

Check the setpoint, the breaker, and the door before anything else
It sounds too simple, but a real share of the walk-in calls we run turn out to be one of these, and they cost nothing to check.
Start at the thermostat or digital controller. Setpoints get bumped during cleaning, and on some controllers one wrong button puts the unit into a defrost or standby mode. A walk-in cooler should be set around 35 to 38 degrees. Next, find the breaker for the condensing unit. On most restaurant walk-ins that unit sits on the roof or out back, on its own circuit, and an afternoon thunderstorm can trip it while the lights inside the box stay on. The fans keep blowing, the air just is not cold.
Then look at the door. Walk-in door gaskets take a beating from carts and delivery traffic, and a torn or crushed gasket leaks warm, humid Florida air into the box all day. Check the hinges too. A sagging door that no longer sits square never seals, no matter how new the gasket is. If your strip curtains came down during a delivery and never went back up, that alone can drag a box up several degrees during a busy service.
Finally, look at how the shelves are packed. The evaporator, the finned unit inside the box with the fans, needs room to pull air through and throw it back out. Cases stacked to the ceiling in front of it choke the airflow, and the back half of the cooler goes warm while the thermometer by the coil reads fine. Keep product a good six inches clear of the coil and off the airflow path.
An iced-over evaporator coil means the defrost system failed
Open the box and look at the evaporator. If the coil is buried under a block of frost and ice, you have found the problem. Ice on the coil works like a blanket. Air cannot pass through the fins, so the fans blow, the compressor runs, and almost no cooling reaches the room.
Walk-ins are built to prevent this. A defrost timer or the controller melts the coil clear a few times a day using heaters or fan cycles. When the timer sticks, a defrost heater burns out, or the termination thermostat fails, frost wins, and it builds for days until the box goes warm. Humid Central Florida air feeds it faster every time the door opens.
Shutting the unit down and letting the ice melt will buy you a working cooler for a day or two. It will not fix anything. The ice comes back until the failed defrost part is replaced, and every melt cycle soaks your floor and risks the product all over again. Use the melt as a bridge to the repair, not as the repair.
A greasy condenser coil is the Florida classic
The condenser coil is where the heat pulled out of your walk-in gets dumped, and in a working kitchen it mats over with grease, flour dust, and lint faster than anywhere else we work. A coated coil cannot shed heat. Head pressure climbs, the compressor strains, and on hot afternoons the unit trips its high-pressure safety and shuts down, then cools off, restarts, and does it again. That short cycling is easy to hear if you stand next to the unit for a few minutes.
Florida makes it worse. A condensing unit on a black roof in August is trying to dump heat into 95-degree air, and it needs every square inch of clean coil to do it. If you can look at the coil and see felt instead of metal fins, it is overdue. In a fry-heavy kitchen, condenser coils want cleaning about monthly, and that one habit prevents more commercial refrigeration failures than anything else on this page.
Fan motors, refrigerant, and the compressor are tech territory
If the evaporator fans inside the box are silent, or only some of them spin, the cold air is not moving and the box drifts warm even though the refrigeration side works fine. Fan motors are a common failure and a straightforward fix, but they need to be matched and replaced properly.
Low refrigerant is sneakier. A slow leak shows up as a box that gradually runs warmer over weeks, often with ice forming on part of the coil. There is no dipstick for this. Finding the leak, repairing it, and recharging the system takes gauges and an EPA-certified tech, because refrigerant handling is regulated by federal law. Anyone who offers to just top it off without finding the leak is selling you this same failure again in a few months.
The compressor itself usually announces trouble. A click and a hum every few minutes with no cooling often means failed start components, which are repairable. A compressor that is silent, or one that trips the breaker the moment it tries to start, is a bigger conversation, and on an older box it is worth pricing repair against replacement before anyone commits.
Quick checks you can run before calling anyone
- Verify the temperature and start a log. Put a reliable thermometer mid-box, note the reading and the time, and recheck every 30 minutes. You will know immediately whether things are getting worse, and the log protects you with inspectors and insurance.
- Check the controller and the breaker. Confirm the setpoint is 35 to 38 and the unit is not sitting in a defrost or standby mode. Then check the breaker for the condensing unit, especially after a storm.
- Test the door seal. Look over the gasket for tears and crushed spots, make sure the door sits square on its hinges, and re-hang the strip curtains. Close the door on a dollar bill; if it slides out with no drag, the gasket is done.
- Clear the airflow. Pull product away from the evaporator so it has at least six inches of clear space, and check that the coil is not iced over.
- Look and listen at the condensing unit. A coil matted with grease, or a unit that starts and stops every minute or two, tells the tech exactly where to begin.
When to call an Orlando commercial tech
Call the moment the cheap checks come up empty, because with a walk-in the real meter is running on your inventory.
